Expansive clay soil (Middle Tennessee)

The Nashville Basin and Middle Tennessee sit on expansive clay and limestone. Foundation movement and slab cracking are common. Additions and structural work need attention to drainage and, often, an engineered foundation design. Get a soil assessment before a major addition.

East Tennessee (Knoxville and the valley-and-ridge region) has elevated radon. Real estate transactions often include testing. Passive mitigation during construction is cheap; retrofit runs $800-$2,000. Add a radon stub during any basement or crawl-space work.

Crawl space moisture (humid climate)
