Permits in Louisiana.

Louisiana enforces the Louisiana State Uniform Construction Code (IRC-based) statewide, with strict wind provisions and post-Katrina amendments. Parishes and municipalities handle permits. The State Licensing Board for Contractors requires a residential license for projects over $75,000 (and a home-improvement registration for $7,500-$75,000). Electrical and plumbing are state-licensed.

Flood elevation (much of the state)

A huge share of Louisiana is in a FEMA flood zone, much of it at or below sea level. Substantial improvement (over 50% of structure value) triggers elevation to base flood elevation — sometimes lifting the entire house. This is the single biggest renovation cost surprise in Louisiana. Get your elevation certificate before scoping anything major.

Hurricane wind requirements

Post-Katrina, Louisiana adopted strict statewide wind provisions, strictest on the coast (130-150 mph). Hurricane straps, impact-rated or shuttered glazing, and wind-rated garage doors are required. FORTIFIED construction earns significant insurance discounts.

Formosan termites (worst in the US)

New Orleans is the Formosan termite epicenter of the country — these are far more destructive than ordinary subterranean termites. Pretreatment, bonds, and treated framing are essential, not optional. Termite damage in older homes is a frequent and expensive surprise.

High water table + raised foundations

Louisiana's high water table means few basements and many pier/raised foundations. Slab work, under-slab plumbing, and drainage all behave differently than in dry states. Sump systems and proper site drainage matter more here.

New Orleans historic districts

The French Quarter, Garden District, and other New Orleans historic districts have strict architectural review. Windows, siding, roof materials, and exterior changes need approval and authentic materials. Renovating a historic NOLA home is a distinct cost class.
